We are pleased to announce that Chartway Partnerships Group (Chartway), in partnership with our new affordable housing partner Chelmer Housing Partnership (CHP), has secured Reserved Matters planning permission from Braintree District Council for the delivery of 35 new affordable homes at Tye Green, Braintree.

The site, acquired by CHP in May 2024 with the benefit of outline planning permission, will be delivered as a 100% affordable housing scheme, providing a mix of two, three and four bedroom family homes for affordable rent and shared ownership. All properties will be built to EPC A energy efficiency standards and will incorporate air source heat pumps, solar panels and electric vehicle charging points, helping to support more sustainable living and enabling future residents to better manage household running costs.

Despite a significantly protracted 14 month planning process to secure Reserved Matters approval on a site where the overarching principles of development had already been established through outline consent, the scheme marks the beginning of a new partnership between Chartway and CHP. It also represents the extension of Chartway’s geographical reach as a partnership led housebuilder into Essex. Construction is expected to commence later this year.

Julian Moat, Planning Director at Chartway, said:

“Working with our internal and external consultant teams, together with CHP, we are delighted to have finally obtained the key project milestone of Reserved Matters planning approval from Braintree District Council. This follows a significantly protracted 14-month planning process; demonstrating the challenges still being faced across the sector in securing planning permissions despite the overwhelming need to deliver much-needed new affordable housing.

This planning approval means the project can now move towards the delivery of this fully affordable, high-quality, and sustainably designed scheme. I look forward to seeing this carefully designed planning-led scheme built out over the coming months and turning our shared vision into a reality, through the creation of a new development that everyone can be proud of.”

Rob Draper, Strategic Regeneration and Partnerships Lead at CHP, added:

“We are very pleased to have secured Reserved Matters approval for this important affordable housing scheme at Tye Green. Working in partnership with Chartway enables us to bring forward high quality homes that are energy efficient, sustainable and designed to meet local housing needs. We look forward to progressing the scheme and delivering much needed affordable homes for the Braintree community.”

This project further strengthens Chartway and CHP’s shared commitment to tackling the housing crisis through the delivery of high-quality, sustainable and affordable partnership-led homes.
